Development of the biggest housing scheme in the Super Corridor area will start in two months, work will be completed in two years.

The development work of TPS (Town Planning Scheme)-10, the biggest residential scheme of IDA on the Super Corridor, will begin in two months. Residential plots of 600, 800, 1000, 1500 to 2200 and 3000 square feet will be sold here. It is estimated that more than 10 thousand plots will be released. This scheme will be a better option for people who have been waiting for small plots for years. About 95 crore rupees will be spent on the development of TPS-10.

IDA had announced TPS-10 two years ago. This scheme will be spread over 220 hectares in Bada Bangarda, Limbodagari, Palakhedi and Tigriya Badshah area. Here only plots will be available for building houses. Not for commercial use. Earlier, all the schemes launched by IDA on the Super Corridor were mostly for commercial and public-social purposes.

The maps will be approved by Planning (T&CP). Then small plots will be divided and only after that it will be known how many of these plots are there. However, according to the initial assessment, more than 10 thousand plots are expected to be available, both small and big.

The work will be divided into three parts

The entire scheme will be developed by dividing it into three parts, so that work can be done faster. In the last financial year 2023-24, a budget of Rs 150 crore was fixed for this, but till now only the work of the main roads of the master plan has been done. In this year’s budget, a provision of 35 crores was made for its development, but now an amount of Rs 95 crore will be spent on development works. However, it may take about two years for the process of plots to be completed and their sale to start. Till the development of roads and other facilities of the master plan is not completed, there will be no purchase and sale of plots. But for those who want to build their home on the Super Corridor, this scheme can prove to be a big opportunity.

Farmers’ plots will also come in the market

The plots of the farmers whose lands are included in this scheme will also come in the market. The land for this scheme has been acquired under the Land Pooling Act. According to this rule, 50 percent of the developed plots will be returned to the farmers or landowners whose land has been taken. However, these plots are also of large size and for internal development i.e. for selling them by cutting smaller plots, they will have to get the maps passed from T&CP.

The work on the roads of the master plan is going on in TPS-10. Development work will be started soon in the scheme. It will take two years.
