With the proposed increase in property guideline rates in the district, the final phase of preparation is underway for implementation from 2026–27. The biggest impact may be seen on the Outer Ring Road, where guideline rates could rise significantly.

Farmers are also expected to benefit from the increase. According to the proposals prepared by the registration department and the Indore Collector’s guidelines, discussions have been completed for nearly four dozen locations. In these areas, guideline rates may increase by up to 50% to 200%.


Rates Increasing Even After Compensation

For example, under the Indore–Ujjain Greenfield Corridor project, compensation has already been given at high rates. Despite this, guideline rates in nearby areas are still being proposed for further increase.

Due to this, land prices in surrounding villages are rising rapidly. Initially, a proposal was made to increase guideline rates in 484 locations to 2606, and now this number may increase further. Public hearings are being conducted at the district level, and citizens can submit their objections till March 21.


Where and How Much Increase is Proposed

Mangaliya–Budhani Railway Line Project

  • Guideline rates may go up to ₹5–7 crore per hectare

  • In some areas:

    • Mangaliya: 40% increase

    • Gari Pipalya: 67% increase

    • Palda: 100% increase

    • Bholarasa: 213% increase

  • Previously ₹65 lakh per hectare, now may rise to ₹2–5 crore

  • Rates near major roads may reach ₹5–7 crore


Outer Ring Road (West)

  • Current: ₹1–4 crore per hectare

  • May increase further

  • Areas affected: Rau, Baloda Taku, Solsinda, Nawda, Sanwer, Mangaliya, etc.

  • Around 60 villages are included

  • Average increase: up to ₹4 crore per hectare

  • About 60 lakh per hectare increase already done

  • Further increase of around 67% may happen


Outer Ring Road (East)

  • Current: ₹64 lakh per hectare

  • May increase up to ₹2 crore

  • Areas: Mirzapur, Phulkaradi, Ahmednagar, etc.

  • Expected increase: up to 100% in some areas


Indore–Ujjain Greenfield Corridor

  • Increase of 133% to 200% possible in some villages

  • Current rates: ₹24–40 lakh per hectare

  • Affected villages include: Rangwasa, Khandwa, Paliya, Kankad, Bhicholi Hapsi, Talawali Chanda, Nipania, Manglia, etc.
