Average increase of 26% at 2,625 locations in Indore

Indore: Buying a house in the state is now becoming more expensive than before. The Central Valuation Board has approved the new Collector Guideline Rates for 2026–27, which will come into effect from April 1.

This time, out of approximately 1.05 lakh locations in the state, about 65,000 locations have seen an increase in property rates. The increase ranges from 5% to 181%, with an average rise of 16%.

Last year, the average increase was 13%, meaning this year there is an additional 3% rise. However, around 38,396 locations have seen no change.

In Indore district, guideline rates have increased by an average of 26%. Out of 4,590 locations, changes have been made in 2,625 locations, and 2,624 locations have received approval for increased rates.

Overall, 57% of locations have seen a rise in property prices. In some premium areas like Kalindi Park and Talawali Chanda, rates have increased by more than 200%. Additionally, 422 new locations have been added this year.


Construction costs also increased

On the other hand, building a house in Madhya Pradesh has also become more expensive. For the first time since 2021–22, the government has increased construction rates, directly impacting common people.

  • Earlier construction rate: ₹13,000 per sq. meter
  • Now increased to: ₹14,000 per sq. meter

In rural areas:

  • Increased from ₹6,000 to ₹7,000 per sq. meter

Assume a 1000 sq. ft. (92.93 sq. meter) house:

Construction cost (as per guideline)

  • Earlier: 92.93 × 13,000 = ₹12.08 lakh
  • Now: 92.93 × 14,000 = ₹13.01 lakh
  • Increase: ₹93,000

Registry charges (Government fee)

  • Earlier: 50 lakh × 12.5% = ₹6.25 lakh
  • Now: 50.93 lakh × 12.5% = ₹6.36 lakh
  • Increase: ₹11,000

    (This amount goes to the government as stamp duty.)
