Departmental minister Vijayvargiya claimed that the Fire Act is ready and will be implemented soon. He also expressed his wish to give FAR of more than three.
While Chief Minister Dr. Mohan Yadav reiterated his commitment to the formation of Indore-Bhopal Metro Polytan Region at the Global Summit, Urban Development and Housing Minister Kailash Vijayvargiya informed in the departmental session organized on the topic of Unlocking Land Values ββin Cities at the Summit that the draft of the master plan of Indore-Bhopal will be published by March-April. Work is also going on at a fast pace on the master plan of other big cities of the state and the minister also claimed that it will prove to be the best master plan till date. The Fire Act is also almost ready. It will be implemented soon. On the demand of increasing FAR, he said that he wishes to get more than three FAR.
The process of Indore’s master plan has been going on for the last several years and the master plan implemented on 1 January 2008 was only for 31 December 2021, which is still in force. Actually, the process of making the plan first till 2035 and then till 2045 was started by Nagar and Gram Nivesh.
After that, the discussion on the Metro Politnic region started again and the Chief Minister’s intention is that the Bhopal and Indore Metro Politnic region should come into existence soon, because the master plan of Bhopal has also been pending for the last 20 years and has been postponed four times.
After its draft was published it had to be cancelled. Now, as per the claim of the departmental minister Mr. Vijayvargiya, the draft of the master plan for Indore-Bhopal can be published in the next two months. Actually, the process of implementing the master plan is quite complicated. After the draft is published, claims and objections are invited, after hearing them, it is sent to the government, then the hearing is done at the government level and after that the master plan can be implemented. However, there are court related complications in between.
The city and rural investment has almost completed the preparations of the master plan of Indore. The government order is awaited and after that the plan can be finalized and the draft can be published. Despite this, no matter how much the process is made easy or quick at the government level, it will take one and a half to two years to implement the plan. Since the Chief Minister wants to develop Indore-Bhopal on the lines of metropolitans, due to which Dewas, Dhar, Ujjain and other cities along with Indore will be developed.
Some villages of Shajapur have also been included in it. However, the draft of the master plan can be published even before the Metro Politan Region. Principal Secretary Sanjay Shukla has also talked about taking suggestions regarding real estate and master plan after discussing with CREDAI. The government has also prepared the Fire Act, which will be implemented soon. In yesterday’s summit, discussions were held on issues ranging from FAR, parking area, smart city, free hold, building height, acquisition, etc.
