Despite the high prices in the country, the demand for big size flats has increased rapidly. The average size of a flat has increased by 32% in the last 5 years in the top 7 cities. The average size of flats sold in these cities in the first half of 2024 was 1513 square feet. The average size of flats sold in pre-Covid 2019 was 1,145 square feet.

According to the report of real estate consultant Anarock, the average size of a flat has increased by 7% on an annual basis. The average size of flats sold in Delhi-NCR during January-June this year doubled to 2450 square feet as compared to 2019. The average size in 2019 was 1250 square feet
In Mumbai, flats have increased by only 5% in 5 years, the average size is only 825 square feet.

  • 24,300 houses were launched in Delhi-NCR between January and June. The share of luxury homes in this was 77% (18,600 houses).
  • There was no trend of buying big houses in Mumbai. The average size of flats here has increased by 5% in the last 5 years. In the first half of 2024, it increased to 825 square feet. In 2019 the average was 784 square feet.

A growth of 21% was seen on an annual basis in 2010, when the average size of the flat was 840 square feet. According to Santosh Kumar, Vice Chairman of Anarock Group, demand for big houses has increased after Covid. As the situation became normal, people’s income has increased. That’s why people are preferring bigger houses.
