For this, modifications are being made in the Master Plan 2021, on which the Directorate of Urban and Rural Investment has invited claims, objections and suggestions within 30 days. Along with the master plan, changes will also be made in the land development rules accordingly.

Preparations for the draft publication of the proposed Master Plan 2041 of Indore are also being made at the government level. Since the metro project is also being implemented in Indore, an area of ​​500-500 meters on both sides has been proposed under TOD. In this, there will be a corridor from Devi Ahilyabai Airport, i.e. from the airport to Indore Railway Station, while from the station to the ISBT built by the authority at Kumedi, MR-10 flyover as well as a part of the Super Corridor has also been proposed in this corridor. According to the proposals of the City Mobility Plan prepared by Madhya Pradesh Metro Rail Corporation.

According to this, various provisions will have to be made in the rules for the projects that will be brought by the urban bodies and implementing agencies. Dr. Subhashish Banerjee, Joint Director of Urban and Rural Investment, says that now the information about modification has been published by the Directorate, on which after the process of claims, objections and suggestions, amendments will have to be made in the land development rules, under which mixed land The benefit of additional FAR along with usage will be available on all three corridors identified on the metro network. It is noteworthy that more than 31 kilometers of metro network is being prepared in Indore in the first phase.

This network will be from the airport to the Super Corridor, from there to the airport via MR-10, Vijay Nagar, Radisson, Robot Square, Palasia to Rajbada, Bada Ganpati, in which there will be parking for e-vehicles apart from charging points under TOD. There will be convenience. Footpaths will be arranged and movement of pedestrians will be convenient. There will also be adequate management of parking in shopping and market areas with private participation. This TOD policy is being brought to strengthen the public transport system, in which residential, commercial, retail and other mixed land uses will be acceptable.

Receiving area for TDR of 70 thousand acres also decided

Recently, the government also declared the receiving area for TDR certificate, in which the entire corporation limit has been taken, which includes an area of ​​70 thousand acres. Apart from the construction of BRTS corridor in Indore, the Municipal Corporation has demolished many constructions for road widening in the central area of ​​the city and has given TDR certificates to their land owners, for which now necessary changes are also being made in the ground coverage, MOS and parking rules. Are. Additional FAR can be purchased through TDR certificate and its use in the receiving area will be possible.
